{"id":21516,"date":"2021-09-15T09:25:57","date_gmt":"2021-09-14T23:25:57","guid":{"rendered":"https:\/\/www.purefinance.com.au\/?p=21516"},"modified":"2021-09-15T14:50:10","modified_gmt":"2021-09-15T04:50:10","slug":"10-tips-for-buying-property-in-a-hot-market","status":"publish","type":"post","link":"https:\/\/www.purefinance.com.au\/10-tips-for-buying-property-in-a-hot-market\/","title":{"rendered":"10 tips for buying property in a hot market"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">With Australian house prices <a href=\"https:\/\/www.abc.net.au\/news\/2021-08-02\/house-prices-negative-gearing-capital-gains-tax-property-invest\/100335326\" target=\"_blank\" rel=\"noreferrer noopener\">rising at their fastest rate in more than 17 years<\/a>, the prospect of buying a property in such a hot market can feel very overwhelming, <a href=\"https:\/\/www.abc.net.au\/news\/2021-06-01\/house-prices-surge-in-may-first-home-buyers-go-away\/100180606\" target=\"_blank\" rel=\"noreferrer noopener\">especially for first home buyers<\/a>. So, if you feel like you\u2019re never going to find a place, that you\u2019re being priced out of where you want to buy, or that you keep getting beaten to the dotted line, you\u2019re not alone.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In this so-called \u2018<a href=\"https:\/\/www.investopedia.com\/terms\/s\/sellersmarket.asp\" target=\"_blank\" rel=\"noreferrer noopener\">sellers market<\/a>\u2019, what are some things buyers can do to give themselves the best possible chance of purchasing success? To answer exactly that, we sat down (distanced, of course!) with principal buyer\u2019s agent and long-time friend of Pure Finance, Kellie Landrey from <a href=\"http:\/\/scoutable.com.au\/\" target=\"_blank\" rel=\"noreferrer noopener\">Scoutable<\/a>, to bring you 10 tips for buying a property in a hot market and hopefully help tip the \u2018sales\u2019 in your favour.<\/p>\n\n\n\n<div style=\"height:10px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:28px\">1. Do not pass GO without finance pre-approval first<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Having a loan pre-approval is an absolute must in a hot market (well, in any market really). <a href=\"https:\/\/www.purefinance.com.au\/loan-pre-approval-and-why-you-should-get-it\/\" target=\"_blank\" rel=\"noreferrer noopener\">There are lots of benefits to being pre-approved<\/a> but importantly, it means that a lot of the finance \u2018work\u2019 has already been done, allowing you to move fast when you need to. It also means you know exactly how much you can afford to spend, and crucially, you are actually able to borrow the amount you need from the bank. The pre-approval process is also when any potential hurdles tend to arise, so if you\u2019re looking for peace of mind, you\u2019re most likely to find it here.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>\u201cSigning a contract without pre-approval is a very dangerous game. Not only does having it make things go a little quicker once you find the property you want to purchase, but some agents are not allowing inspections of properties without pre-approval at the moment due to COVID.\u201d<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><a href=\"https:\/\/www.purefinance.com.au\/loan-pre-approval-and-why-you-should-get-it\/\" target=\"_blank\" rel=\"noreferrer noopener\">More on why, and how, to get pre-approval here<\/a> \u2197\ufe0e<\/p>\n\n\n\n<div style=\"height:10px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h3 class=\"wp-block-heading\" style=\"font-size:28px\">2. Look at \u2018recently sold\u2019 properties (instead of just \u2018for sale\u2019 ones)<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">By now, most of us use apps like <a href=\"https:\/\/www.realestate.com.au\/\" target=\"_blank\" rel=\"noreferrer noopener\">realestate.com<\/a>, <a href=\"https:\/\/www.domain.com.au\/\" target=\"_blank\" rel=\"noreferrer noopener\">Domain<\/a> or <a href=\"https:\/\/www.urban.com.au\/\" target=\"_blank\" rel=\"noreferrer noopener\">Urban<\/a> to search for properties. But rather than setting your filters to \u2018Buy\u2019 and simply looking at what\u2019s available right now, it\u2019s also really important to get to know what the market is doing by looking at what\u2019s \u2018Sold\u2019 in the areas you\u2019re looking at. Armed with an understanding of the local market, you can <strong>make an offer more confidently<\/strong>, knowing that you have evidence on your side.&nbsp;&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>\u201cBy comparing what you\u2019re looking for to what has sold recently, you might find that there is more opportunity in another area. Sometimes it can open up a whole new range of properties in neighbouring suburbs that you might not have looked at before, and it can help set expectations for what you might have to pay to secure something.\u201d&nbsp;<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Because the market is changing so much, we recommend only looking at sales that are <strong>between 1-3 months old<\/strong>, but it can give you a great insight into how much similar properties in the area are going for. Which also brings us to\u2026 \u2193<\/p>\n\n\n\n<div style=\"height:10px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h3 class=\"wp-block-heading\" style=\"font-size:28px\">3. Be <em>realistic<\/em> about prices<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">If you remember that Microeconomics 101 class you took at uni, the <a href=\"https:\/\/www.investopedia.com\/terms\/l\/law-of-supply-demand.asp\" target=\"_blank\" rel=\"noreferrer noopener\">basics of supply and demand<\/a> also apply to the property market. Right now, demand is up (lots of potential buyers), but supply is down (not as many properties for sale, coupled with national lockdowns) and so prices are on an\u00a0upward trajectory. \ud83d\ude2c<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In a sellers market - <strong>you\u2019re very unlikely to get a bargain<\/strong>. If you go in with unrealistic expectations about what you can get for your money, you\u2019ll either buy a sub-par property or just constantly miss out. Ideally you\u2019d like neither of these outcomes so make sure you are realistic about what it\u2019s likely to cost you to get the place you want and be prepared to pay a little over, if you can, without stretching yourself too far.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>\u201cYou are going to miss more properties if you\u2019re going to be conservative with your prices. Now is not the time for low balling - the key is to get in quick and make strong, sensible offers. Don't be afraid to put in a strong offer, quickly.\u201d<\/em><\/p>\n\n\n\n<div style=\"height:10px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h3 class=\"wp-block-heading\" style=\"font-size:28px\">4.&nbsp; Foster relationships with local estate agents and set up alerts<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Fostering strong relationships with local real estate agents is also a really great tool for navigating a hot market with lower property supply.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>\u201cDon't be afraid to contact agents and ask them what they\u2019ve got coming up for sale on or off market. Find out who the key agents are in your area, contact them and foster relationships with them.\u201d<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And if you haven\u2019t already, make sure you get on agent databases or newsletter lists and set up real estate app alerts to give yourself the best chance at catching properties as soon as they come onto the market, as well as the ones that are being sold off market.<\/p>\n\n\n\n<div style=\"height:10px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:28px\">5. Put in a pre-auction offer once you know the vendor\u2019s intentions<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Properties in Australia are usually sold via auction or private treaty, however lots of property buyers will try and secure a property with a pre-auction offer. And, you guessed it, there's a knack to this too. What is Kellie\u2019s best advice for making a pre-auction offer in a hot market? Make it unconditional and time limited.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>\u201cSome agents are happy to receive offers straight away, some will want to wait a few weeks. Talk to the agent and find out about the vendor - why they\u2019re selling and what motivates them. When you make an offer, <\/em><a href=\"http:\/\/scoutable.com.au\/monthly-wrap-up?month=10-2020\" target=\"_blank\" rel=\"noreferrer noopener\"><em>waive your rights to a cooling off period<\/em><\/a><em> and make it timed. Make the offer at 3-4pm, and make it expire early the next day, telling the agent that you \u2018need an answer so you can pursue other properties.<\/em><strong> <em>Be confident, be strong - go hard.\u201d&nbsp;<\/em><\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">That last bit is just good life advice if you ask us! If the vendor is set on going to auction, Kellie\u2019s best advice is not to make offers beforehand (don't show your hand), to set your price limit, and be confident.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><a href=\"http:\/\/scoutable.com.au\/monthly-wrap-up?month=10-2020\" target=\"_blank\" rel=\"noreferrer noopener\">For more on the process for buying a property under the different methods of the sale,\u00a0visit Scoutable here<\/a> \u2197\ufe0e<\/p>\n\n\n\n<div style=\"height:10px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h3 class=\"wp-block-heading\" style=\"font-size:28px\">6. Have your solicitor \/ conveyancer and your deposit ready to go<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">When a market is hot like the one we\u2019re in now, and you\u2019ve found a property you\u2019d like to make an offer on yourself, you want the least amount of other eyeballs on that property as possible. Which basically means, and you need to make it as easy as possible for the vendor to say yes to your offer - i.e. all they have to do is sign the contract and it\u2019s done.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This means you need to have your deposit ready to go, and your solicitor or conveyancer waiting in the wings so they can look over the contract before you commit to the purchase. This is a really important&nbsp; part of the process, so make sure your solicitor or conveyancer is someone you feel really comfortable with.<\/p>\n\n\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" width=\"2560\" height=\"1728\" src=\"https:\/\/www.purefinance.com.au\/uploads\/2021\/09\/Tips_2-scaled.jpg\" alt=\"Tips for buying property in a hot market\" class=\"wp-image-21518\" srcset=\"https:\/\/www.purefinance.com.au\/wp-content\/uploads\/2021\/09\/Tips_2-scaled.jpg 2560w, https:\/\/www.purefinance.com.au\/wp-content\/uploads\/2021\/09\/Tips_2-300x202.jpg 300w, https:\/\/www.purefinance.com.au\/wp-content\/uploads\/2021\/09\/Tips_2-1024x691.jpg 1024w, https:\/\/www.purefinance.com.au\/wp-content\/uploads\/2021\/09\/Tips_2-840x567.jpg 840w, https:\/\/www.purefinance.com.au\/wp-content\/uploads\/2021\/09\/Tips_2-1720x1161.jpg 1720w, https:\/\/www.purefinance.com.au\/wp-content\/uploads\/2021\/09\/Tips_2-992x670.jpg 992w, https:\/\/www.purefinance.com.au\/wp-content\/uploads\/2021\/09\/Tips_2-768x518.jpg 768w, https:\/\/www.purefinance.com.au\/wp-content\/uploads\/2021\/09\/Tips_2-544x367.jpg 544w, https:\/\/www.purefinance.com.au\/wp-content\/uploads\/2021\/09\/Tips_2-400x270.jpg 400w\" sizes=\"(max-width: 2560px) 100vw, 2560px\" \/><\/figure>\n\n\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:28px\">7. Offer a vendor-friendly settlement period<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Offering a shorter settlement period can make you a stronger buyer candidate, if you\u2019re certain that you can pull it off (ask your broker and your solicitor first!). Some vendors love to know that the property can be off their hands in 4 weeks, rather than the usual 6 weeks (or longer, in some instances).&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">However, some vendors are looking for long settlement periods to give them plenty of time to find a new property themselves. So, now that you\u2019ve fostered a stronger relationship with your local agent, ask about what non-price factors are motivating the vendor and you will give yourself the best chance of property success even in a hot market.<\/p>\n\n\n\n<div style=\"height:10px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:28px\">8. Be prepared to walk away<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><a href=\"https:\/\/www.youtube.com\/watch?v=Dbb7xeZGR-U\" target=\"_blank\" rel=\"noreferrer noopener\">Craig David was right<\/a>, sometimes you\u2019ve just gotta walk away. We know that this can be incredibly difficult if you have your heart set on a property or you just keep missing out, auction after auction. But, unfortunately, sometimes that\u2019s just the way it goes, especially in property. Kellie\u2019s best advice?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>\u201cAt auction, stick to your limit - whatever happens on the day, happens. Especially if you\u2019re new to the game, stick to your budget and be prepared to walk away. Remember, you will always fall in love again.\u201d&nbsp;<\/em><\/p>\n\n\n\n<div style=\"height:10px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:28px\">9. Book your pre-settlement inspection for the morning of settlement day<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">A pre-settlement inspection (sometimes referred to as a final inspection) allows you to check that the vendor has complied with their obligations under the contract before the property is signed over to you. In other words, you can check that the garden hasn\u2019t been ransacked, that carpets or curtains haven\u2019t been removed, or that, if the seller has agreed to fix any defects to the property, that they have been done.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>\u201cLegally, you can access the property once, so reserve your inspection for the morning of settlement - in case something goes wrong. Call your solicitor or conveyancer to book your pre-settlement inspection on the morning of settlement itself.\u201d<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If things haven't quite gone according to plan you may be entitled to delay settlement or negotiate for some funds to be withheld at settlement (there might be extra legal costs involved, however). Something to bear in mind!<\/p>\n\n\n\n<div style=\"height:10px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:28px\">10. If you\u2019re really struggling: get help!<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">We don\u2019t try to give ourselves a root canal or install new electrical wiring without the help of experienced professionals (we hope) - so why would we try to make one of the biggest investments of our lives without help? Of course, from mortgage advisers to conveyancers and even accountants, there are plenty of trusted professionals that you can have by your side during the property buying journey.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">However, the one that might be particularly helpful with such a steamy market, <a href=\"http:\/\/scoutable.com.au\/about\" target=\"_blank\" rel=\"noreferrer noopener\">is a buyer\u2019s agent. <\/a>There are buyer's agent services that <strong>suit everyone's budget<\/strong> from getting one-off support at auction, all the way through to finding the property, providing a detailed analysis and negotiating for it on your behalf. (the whole shebang, really)<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>\u201cYou can save tens or even hundreds of thousands of dollars by avoiding the common pitfalls of bidding too high or too quickly. We\u2019ve even worked with clients who were able to access an LMI waiver to pay for Buyer\u2019s Agent fee in specific circumstances, or investors who can claim their services as a tax deduction.\u201d<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A good buyer\u2019s agent can help ensure you stay within the limits of your budget and, through expertly honed negotiation skills, help you get the best price for your property. So you may end up saving more than the few thousand dollars it costs in the long run, not to mention all that stress.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">While of course, you don't need to use a buyer\u2019s agent to be successful, and the choice to use one is absolutely a personal one, if you are finding the purchasing process particularly gruelling, it might be an option worth exploring to help take some of the pressure off.<\/p>\n\n\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-background has-alpha-background-color has-alpha-color is-style-dots\"\/>\n\n\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p class=\"wp-block-paragraph\">We hope those tips have sparked a renewed sense of confidence, and that they help you get into the property market sooner rather than later, if that\u2019s a financial goal for you.
